What is cash on cash return?
Cash on cash (CoC) return measures the annual pre-tax cash flow relative to the total cash you invested. CoC Return = Annual Cash Flow / Total Cash Invested × 100. Unlike cap rate, it accounts for financing.
What is a good cash on cash return?
Most real estate investors target 8-12% cash-on-cash return. Above 12% is excellent. 5-8% is acceptable in stable markets with strong appreciation potential. Below 5% may not be worth the effort unless you expect significant value appreciation.
What counts as 'total cash invested'?
Total cash invested includes your down payment, closing costs, inspection and appraisal fees, and any upfront repair or renovation costs. It does NOT include the loan amount since that's not your cash.
